The EFL league status (meaning they could relocate the club to a different town) and leave behind the ground, if say, someone in Lancaster had pots of money and wanted a shortcut for Lancaster to become an EFL team, they could buy Morecambe, change it's name and relocate it to Giant Axe (yes, stupid, but that's the theory).

The right to use and benefit from the Stadium via the lease (so potentially create higher income from the land and buildings, i.e. develop and rent out the facilities such as boxes, hospitality suites, bar, shop, offices and even the concourses, just leaving the pitch "available" for football, i.e. for, say, an amateur or non league club. Renting out the "indoor" areas as offices, or even something like a GP surgery or dental surgery could potentially bring in enough money to provide a return, and just basically let a local non league/amateur football club use the pitch on a peppercorn rent, where spectators will be so low in number, they wouldn't need facilities. As far as I know, there is no clause in the lease preventing the "indoor" areas from being used for activities other than football! Preston North End have a GP surgery and small health centre under one of their main stands!!

A "going concern" business, i.e. staff, premises, equipment, etc. that could be used for other sports, such as relocating the Vale of Lune Rugby club? Again depending on whether the trust legal documents specify it has to be used for football, or whether other sporting activities would be allowed.

No need for the 'idiot' part of the comment, it is a good question with both a simple and complex answer.

As I understand it...

The Christie Trust owns the land. Morecambe Football Club own the buildings on the land. However, some parts of the land are separately owned. If football stopped being played there, then the land goes to the council as a children's play area.

My question has always been, if MFC went under, and a 'phoenix club' was formed, what guarantee of access would we have? The main stand couldn't be used, so no access to changing rooms etc. But what about the terraces? Are they 'Christie Trust land' or 'MFC assets'? Where would fans go? Hopefully we will never need to find out.

If it is a choice between buying us and Accrington, any business minded person would buy the latter. They own their ground, they have the supporters bar and a training ground.

If you buy us, you don't get any assets. You could shut down JB's and the shop to rent out the floor space but that's about it. The trust protects the town always having somewhere to play football but limits us in other ways.

Jason has found out that the only way he can make any money from his ownership is to give the club stupidly high interest loans.

It was suggested to me the other night by a well connected supporter that we should have gone into administration at the end of last season and got rid of Jason and accepted a 10 point penalty and started this season at the bottom.

I'm not that financially savvy so not sure if the suggestion would have worked.... :?: :?: :?:

Not sure how that could happen? Bond Group own the club and are the major debt holder. They'd have to force their own asset out of business. Simply going in to administration wouldn't get rid of Bond, we'd have to go out of business, then start again in the North West Counties, or even lower.

It would be interesting to know how much Accrington are valued at? We need to be valued lower than Accrington if Bond Group are serious about selling.

I always thought that a new owner would be buying everything from pitch to stadium etc ..now I can see why its a difficult thing to sell. I can also see why other clubs for sale recently look better prospects..

Well, people in flats are in a similar position in that they usually only buy a leasehold interest giving them the right to live in the flat, but ultimately, the freeholder owns the buildings and the land they're built on. The leaseholder has a time-fixed right, usually 99 or 999 years, after which time, the entire property reverts to the ownership of the freeholder.

I think that's how potential owners have to view the club - buy it with a business plan that maximises their return from the parts of it that they can develop into better profit generating businesses and hopefully, not only make a return, but also cross-subsidise the football playing side of things. That seems to have been PMG's plan with the artificial pitches, gym, etc and hopes for selling off the un-needed parcels of land for a good profit (or rent them out), but it all went horribly wrong! Buffalo burgers anyone? Or a gym that no one knew existed as it was never marketed?

And doesn't the sale price include an outstanding 500k owed to PMG? It's amazing that after all these years that the club is still suffering from some shocking decisions made over 10 years ago.

Don't blame them, it was pretty grim. When i set off to the ground it was sunshine and blue sky! My lad will be 16 next season and told me he is sacking the wall off and going behind the net next season after yesterday.
